Advice on starting a site

Hi,
Firstly apologies if this is covered in a previous thread but i couldn't find one.
I'm possibly going to get access to 7.5 acres of woodland and would like any advice to getting a site running.
I'd be running it on weekends that didn't clash with my locals so should be able to get a good attendance but have no idea on running costs.
Does anyone have any links to insurance companies that specialise in airsoft sites etc or ideas of prop, pyro suppliers, rental gear or other hidden costs

BBs and pyros can be supplied by Zero One, temp walls need to be set up for many different play types (the less open it is, the more Marshalls are needed for proper surveillance), water and electricity is a necessity, toiletry facilities are needed too and if that's not plumbed then waste needs regular disposal, JG M4s, SRC G36Cs and CYMA AKs make good rentals (you'll need to maintain them), on site mechanic is ideal.
